A new residential development, Saareeyaa, has officially launched in Labone, Accra, offering prospective homeowners a rent-to-own payment plan and the opportunity to customise their living spaces.
Developed through a partnership between Cosmo Developers and Fimex Limited, the project is positioned to redefine urban living with a focus on affordability, comfort, and elegant design.
Speaking at the official launch in Accra, Chief Executive Officer of Cosmo Developers, Nadine Jaber, described Saareeyaa as more than just another apartment complex.
“We design spaces that foster a sense of belonging,” she told guests, adding that the project reflects their commitment to building homes that are not only livable but also represent a lasting legacy.
Located just off Labone’s main road, the development is close to key amenities including restaurants, hospitals, and the Kotoka International Airport, making it ideal for families, young professionals, and investors alike.
“It is a peaceful area with high returns on investment, and just a two-minute walk from the busy main road,” Ms. Jaber added.
She explained that what sets Saareeyaa apart is its unique rent-to-own model as buyers are required to pay 50 percent of the property’s cost upfront during the construction phase, and after one year, they can move in and begin making quarterly payments equivalent to standard market rent for the remaining balance over two years.
In addition to flexible payment plans, Saareeyaa offers buyers the chance to personalise their living spaces.
“You design your unit, select finishes, layouts, and aesthetics to fit your lifestyle,” she said, underscoring the project’s tagline: “Designed for Living.”
“It is designed to make homeownership possible for those who may struggle with lump-sum payments,” Abdul Latif Fawaz, CEO of Fimex Ltd noted.
This model is particularly significant in the country’s current housing market, where upfront costs and mortgage rigidity often exclude a large segment of the population.
“We want to serve the 30 percent of the market who genuinely want to own a home but face affordability challenges,” Mr. Fawaz said.
The apartments are spacious, family-friendly, and equipped with large windows, private balconies, and premium amenities such as a gym, pool, landscaped gardens, parking, and even a canteen area that doubles as a staff house—reflecting the developers’ focus on functional luxury.
Sales Executive, Cosmo Developers Avelon Tetteh Junior, reiterated that the building includes a state-of-the-art gym and secure ground-floor parking, with four levels of residential space offering a range of six distinct apartment layouts, from sleek studio units to spacious three-bedroom residences.
He added that each unit is immersed in natural light with floor-to-ceiling windows offering panoramic views of the city.
From a legal perspective, Lead Consultant at Robert Smith Law Group, Bobby Banson noted that the project stands out for its transparency and preparedness.
He commended the developers for securing all permits and completing most structural work before marketing units.
“Buyers can see exactly what they’re getting. The developers have already invested heavily in the project, which gives confidence to investors,” he said.
The first phase of the project is expected to be completed and handed over within a year. Phase two, which includes further customisable options, is also underway. According to the developers, promotional offers are available until the end of May, after which prices are likely to increase due to market conditions.
Cosmo and Fimex have previously collaborated on other high-end projects such as La Vista at Abelemkpe, and say Saareeyaa continues their mission to redefine cosmopolitan living in Ghana.
